TENANTS

Tenancy Application.

All prospective tenants are expected to fill a rental application form for the property and provide them along with the following documentations.   

 

  • 100 point id

  • Salary slips and evidence of other income (eg - Centrelink Statements, child support assessments)

  • Latest one month bank transaction statement of all applicants

Tenancy Application Approval

As most of our properties are of high quality and are backed up by a good marketing campaign, we do receive a lot of quality applications for every property. 

 

 The standard turnaround for applications are upto 3 business days, however most applications are processed and the outcome is communicated much quicker.

 

 Once selected, the prospective tenant is expected to sign the lease agreement and pay the bond and one month rent as early as possible to secure the property, failing which the property would be assigned to the next prospective client.

During Tenancy

The tenants are expected to keep the house in good order and do have the right to quiet enjoyment.

 

 We would conduct routine property inspections of the property at regular intervals, the timings of the same will be communicated to the tenants in advance.

 

 Any breach in taking care of the property or any delays in rent payments would immediately dealt with by our compliance team.

Ending of Lease

At Excellent real estate, we help to ensure that your end of lease is carried out as smoothly as possible.

 

 Please ensure that you inform us your intention to vacate as soon as possible.

 On or before the date of vacating ensure that the house is thoroughly cleaned, carpets steam cleaned, any damages that's happened on the property rectified.

 

 Please ensure that all keys (including copies of keys), garage openers, warranty and access cards, etc are returned to the property manager. 

 

 The tenant is responsible to pay rent until all keys are returned to the property manager.
